 HAMMERSON UPBEAT OVER PROPERTY MARKET  

                                        

 Improving conditions in the UK lifted  

 international property investment group

 Hammerson, the company said.           

                                        

 The group saw underlying pre-tax       

 profits before exceptionals fall 5.8%  

 to £60.6m for 1996, from £64.3m.       

                                        

 But profits from disposals and other   

 exceptional items took the headline    

 figure to £70m in the 12 months to     

 December 31 compared with £57.7m.
