 In the second half of this year, house 

 prices will grow more slowly, says     

 Nationwide economist Alex Bannister:   

                                        

 ■ Wj anticipate interest rates which   

   remained at 4% across 2002, will rise

   to 4.75% by the end of 2005, making  

   mortgages more expensive.            

                                        

 ■ Increases in National Insurance and  

   relatively small pay rises will make 

   it harder to stretch salaries.
